Smartseal Porcelain Sealer is a hard wearing, breathable, protective coating for modern internal & external porcelain tiles. The porcelain tile sealer can also be used on ceramic wall and floor tiles. Furthermore, it helps to prevent general soiling & surface staining. Although this is not a cosmetic product, it does act as a colour enhancer and leaves a subtle wet look sheen once dry. However, its main purpose is to make cleaning and maintenance easier.

Smartseal Porcelain Sealer is a ready to use, easy to apply, quick-drying formulation that gives additional protection oil and water-based stains whilst enhancing the natural colours of the tiles. Once applied the porcelain tiles sealer will make cleaning and maintenance of porcelain surfaces much easier. WE DO NOT RECOMMENDED USING ON HIGHLY POLISHED SURFACES.

Application temperature range: 10° to 23°C

Directions for Use:

Always apply to a test area or spare tile first.

Only apply to completely dry and clean surfaces.

**If applied to a surface where a "sweep-in" pointing compound has been used within the last 6 months, the porcelain must be fully cleaned with Smartseal Residue Remover prior to sealant application.**

Apply a single thin, consistent coat, with a microfibre cloth, microfibre flat mop or paint pad. Avoid application marks and excess pooling of sealer.

Please note:

This formulation is strictly a single coat application, because it is a high active micro coating that bonds very strongly to the impervious porcelain.

It is not a cosmetic product. Although it does make the treated surfaces look more attractive, its main purpose is to aid easier cleaning and maintenance.

Applying more than one coat to achieve the "desired appearance" will almost definitely result in application issues and product failure.

Given the above, it is important the exact application instructions are followed.


  • Allow a minimum of 2 hours drying time before walking on. The sealer will be fully-cured and attain full water-resistance after 24 hours.

  • If using externally, do not apply if rain is forecast within 8 hours.

  • Average coverage 10-20m² per litre. Coverage will vary depending on surface texture and porosity.

  • Store in cool, dry conditions out of direct sunlight in original container only. USE WITHIN 6 MONTHS OF PURCHASE & WITHIN 3 MONTHS ONCE OPENED.

Q: I applied porcelain sealer to my patio a year ago. Does it need to be applied again periodically to maintain the performance? Thanks

A: The porcelain sealer should be re-applied periodically for optimum performance. On average, with usage and weather conditions a factor, this would be every 3 years. Hope that helps.

Q: I am having porcelain tiles outdoor in a weeks time. The grout will be in powder form to be swept in between the tiles - 60 by 90. When is the best time to use porcelain sealer - immediately after the tiling is done or wait for a few weeks.

A: As long as the surface looks sound and dry there is no reason why you could not seal as soon as the tiling has been completed. It is also important to ensure the surface is totally dry prior to application.

Q: We have applied the sealer onto our newly installed procelain patio which looks pretty good but the rain water stays or sits onto the tile like big water drops after rain, and it takes probably 1 to 2 days before they got dry, it also has tear lines like on the tiles when dried. We use micro fibre cloth on application.

A: The beading like 'waxing a car' effect, will pass relatively quicky as the resiins in the sealer 'settle down' The lines would have been created by slightly inconsistent application with a small amount of the sealer being unable to pentrate into the porcelain. We would suggest try a sample of our 'Residue Remover' apply with a cloth and try to remove the excess. Hope that helps.
