Clear Roof Sealer
Smartseal roof sealer creates a water repellent barrier and protects against re-growth of moss and algae.
The roof tile sealer is a high quality, clear, solvent free acrylic impregnating roof sealer for concrete, clay or slate tile roofs. Once applied, the roof sealer will alter the chemical structure of any roof tile and provide an excellent water repellent surface. The clear roof sealer will also greatly restrict the growth of algae, lichen and moss to the surface of the tile.
Roof Tile Sealer features:

PREPARATION:
- Before application of roof sealer make sure tiles or slates are totally clean, dry and free from moss or algae spores.
- Unless applied to a new roof, pressure washing and application of suitable biocide is essential.
APPLICATION: Apply roof sealer by hand held sprayer or brush, apply to saturation, it is recommended that after around 20 - 30 minutes a light second 'wet on wet' coat is applied. Not to be applied if there's a threat of rain or temperatures below 12°C. Apply to test area first, mix container before use.
Clean equipment with water immediately after use.
SHELF LIFE: Use as soon as possible after opening. Store away from sun and sources of heat. Avoid frost and low temperatures.
Can be stored for 12 months (in original sealed container).

A: No, the Climashield Roof Coating is also a sealer. If the roof sealer was applied prior to the roof coating, it would act as a repellent and prevent the coating from adhering correctly. Hope that helps.
Q: Hello Looking to order your roof tile sealer but have few questions. As in your roof tile sealer description I need to use biocide , do I need first pressure wash than biocide and than apply roof sealer or do I need apply biocide than pressure wash and than apply roof sealer ? I need after every step let it dry I mean after pressure wash dry than biocide dry ? what is best time to wait between all steps ?
A: You would first pressure wash the roof tiles to remove any dirt grime, moss or algae, then use the biocide. Once the roof is dry you would then apply the roof sealer. It is important that the rof tiles are dry before you aply the roof sealer but they dont have to be completely dry before applying the green clear (biocide). If you have heavy moss on the roof, you may need to apply the green clear a week or so beforehand to make pressure washing easier. The time between steps depends on the air temperature which will dictate the drying time.

We continue with this major restoration of a 2000+ roman tile roof and the sealer has come up as good as the cleaner. Water runs off in beads rather than soaking the old tiles. The roof is pink instead of grey. This is a DIY job being undertaken by a couple of 75 year old, very able retirees. The kit will cost about 800 as opposed to quotes in excess of 20,000 and has put new life into a 1966 roof.
Carefully cleaned clay double Roman tiles and sprayed on sealant. Two coats as recommended. Really too early to say if its effective. Had some rain but havent noticed any change to tiles. What is clear is its very expensive. Spraying my whole bungalow will probably cost best part of 800. However, if it prolongs the life of the tiles all good - although I suspect Ill need to recoat every year or so! Time will tell.
